As treasurer of a non-profit organization, I am in awe of Ray Hovsepian's negotiating skills. Our organization was gifted a home in Pasadena which was occupied by a tenant. In Pasadena, for owners of rental property that they do not plan to occupy, there's no legal way to force the departure of a tenant who has not violated the terms of his lease. Consequently a tenant can demand tens of thousands of dollars as the price for his departure. We assigned to Ray the task of persuading the tenant to leave, and he did so in an agreement with the tenant that provided that we pay him only a modest amount in excess of what he was legally entitled to. And he achieved this while retaining the goodwill of the tenant (important because angry tenants can do extensive damage to properties before leaving). It is no exaggeration to say that in hands less competent than Ray's, we could have, and almost certainly would have, wound up paying tens of thousands of dollars more than we actual paid to accomplish this outcome. I don't know how he pulled this off, but he did, and we will be eternally grateful to him for achieving this truly remarkable outcome on our behalf.
