Routine property inspections organized by Utopia Property Management are actually quite pleasant because the team is so courteous and respectful. They always provide plenty of advance notice, and it’s nice to have a quick, professional interaction with the people who work so hard to keep our home safe. They always make sure to respect my space, which makes the whole experience feel very comfortable.

San Diego’s rental market is competitive, and I feared long vacancies. Grant guided me through the process, set fair rates, and found tenants quickly. His approachable style made tenants comfortable, and I felt confident knowing issues were handled professionally. With Utopia Property Management San Diego, I no longer worry about empty units.

Worse move in process ever. I decided to move into a unit from Utopia Management because it seemed to be legit. A lot of great reviews that seemed very believable. But today was my move in day for a unit and I’m in absolute shock. It seems like I actually decided to rent from a random apartment slumlord with the conditions I was given to move into. No blinds on any window, hole in the door, broken cabinets, the patio door doesn’t lock( I was told to place a piece of wood under the door, instead of them sending someone to fix it), wires sticking out of the wall, no screen on the windows, a stove that doesn’t turn on, missing fire alarm from the kitchen, faulty bathroom faucet handle and a shower head that is broken. This is insane, when I went to look at the unit, I was told things were going to be fixed and refurbished. The place is a little older, but I was okay with that. If you guys knew that these things weren’t done, why would you think it’s okay for someone to move in to a unit like this? Why not give me a later move in date? It seems like this property management is money hungry and okay to rent a unit in whatever condition, just as long as someone is willing to pay rent. If this is the unit on move in day, how can I trust you guys will make the living situation comfortable. I took a week off of work and got family and friends to take the day off today to help me move in. I absolutely refuse to move my belongings in there due to their negligence. Absolutely ridiculous, I would give this property management zero stars if I could.Unprofessional.

My move-in experience with Utopia Property Management-San Diego was surprisingly smooth. The apartment was already prepared, cleaned, and ready when I arrived. There were no missing steps or confusion during key handover. Everything was explained clearly, which made settling in very easy. That first impression made me feel confident about the management from the start.

I’m a current tenant in a property that was recently taken over by Utopia Property Management, and the experience has been extremely frustrating and concerning. Since they took over, landscaping has stopped. Our yard, trees, and bushes have gone unmanaged for months, despite this being part of the normal property upkeep we rely on. More concerning, maintenance requests submitted through the app are not being handled, emails go unanswered, and voicemails are not returned. We do not have the owner’s contact information, so Utopia is our only point of contact, but we cannot get basic communication or follow-through. The most serious issue happened when an employee came to the wrong unit, repeatedly pounded on my door while I was working from home, and then began opening my door with a key. I had to stop him and explain that he was at the wrong unit. That is a major safety and privacy concern. Whether he was directly dispatched by Utopia or sent through a vendor, someone had access to keys and attempted to enter the wrong home without permission. My partner already left a review about these issues, and Utopia’s response did not take ownership of the situation. They said they had no record of the visit and asked us to contact the office, but that is exactly the issue: we have been trying to contact the office and cannot get responses. Tenants should not have to resort to Google reviews just to get basic communication, property maintenance, or safety concerns addressed. Our lease renews next month, and this has left us with very little confidence in Utopia’s ability to handle a lease renewal or manage a property responsibly. I would strongly caution owners and tenants to pay attention to communication, maintenance follow-through, and tenant safety before working with this company.
