What should I look for in operating-expense charges before signing a lease?
Good question. If it's a base-year lease, make sure the base year is "grossed up" to full occupancy — otherwise you'll overpay as the building fills. Cap controllable expense increases (typically 3-5% annually), and ask for last year's actual reconciliation. Watch for admin fees stacked on top (some landlords add 10-15%), and always negotiate audit rights.

Ask ARI to find a provider

Stop searching. Let ARI bring the listings to you.

Just describe what you're looking for in plain English. ARI searches listings from across the web and within our community, learns from your feedback, and emails you when something worth seeing comes up. No more manually checking sites every day.

Let ARI find your space

Tell the Suite Finder what you need — size, location, budget, lease terms — and it gets to work. It searches listings from across the internet and our community, asks what you think of each result, and refines its search as it learns your preferences.

Have Space Available?

Post your available space to the Office Tenant Edge community. Reach Tenants who are already looking and understand the office market.

Anonymously review and search office buildings

Because a tour won't show you how a building is really run — or how a landlord truly treats tenants. Read reviews from Tenants before you sign, or share your own experience to help others.

Write anonymous reviews

Share honest feedback and opinions about your office building.

Search buildings nationwide

Find and research buildings across the country. Read what current and former Tenants have to say before committing.

Celebrate the good landlords

This isn't only about the bad ones. Great landlords deserve recognition. Tenant success is landlord success.

"Responsive management and well-run building amenities. Operating-expense charges are transparent and reasonable."

Why does it have to be this way?

Consumers have Yelp. Neighbors have Nextdoor. Employees have Glassdoor. But Office Tenants, often signing one of the biggest commitments their business will ever make, have had nothing online. Until Now.

Outmatched & Underinformed

Prospective Tenants

A multi-year commitment worth six or seven figures, sometimes personally guaranteed. The tenant may have a broker or attorney — but so does the landlord, with deeper pockets and a full-time team. Even well-advised, tenants can't be sure the net effective rent, concessions, and TI allowance reflect a fair deal.

Why does it have to be this way?

Stressed & Ignored

Current Tenants

Rising rent and operating costs, shifting RTO patterns, and the daily grind of running the space. Then come the dismissed maintenance tickets, HVAC that won't hold temp, surprise OpEx reconciliations, and neighboring vacancies that hollow out the building — fewer amenities, less security, a lobby gone quiet.

Why does it have to be this way?

Burned & Gone

Former Tenants

A building left to decline, in a submarket slowly emptying. Renewal increases regardless of a softening market. No flexibility when business got hard. Restoration clauses charging you to remove your own build-out. Tax structures mean no consequences for them — but no one to hear your story.
