We were skeptical of the whole “we buy houses for cash” idea. Brian at World Class Ventures was the 2nd one we called. We spoke with at least six companies and narrowed it down to three, IBUYSD, World Class Ventures and Superior Homebuyers. Brian was so helpful, patient and low pressure, we felt we had an easy choice. World Class Ventures is the only company that came out and looked at the house. IBUYSD said they didn’t need to see it since they knew they were going to gut it anyway. When they made their offers, Brian’s offer was lower than the other two. We decided to go with Superior Homebuyers (this is before we knew they were owned by IBUYSD) but we insisted they come and look at it. They did and dropped their offer by $10k due to the conditions they saw. We agreed to their new price on the spot. Ten days before close, we discovered they had not deposited the earnest money into escrow within 3 business days as agreed on the CARS contract. A week before close we were notified that market conditions and the house were forcing Superior Homebuyers to lower their offer and they were going to have to drop it down by $45k. We had been warned some of these companies just want to get you into escrow, then they pull a stunt like this. Superior Homebuyers/IBUYSD were unorganized and a nightmare. They tried to pressure us and told too many lies to keep track of. They counted on us just giving in to get it over with being so close to closing. We could even hear the frustration in the voices of the escrow company as if this was bad business as usual and they were tired of it too. We walked away, cancelled the contract when they failed to close. Someone on their end didn’t get the memo and the week after it was scheduled to close, they showed up and started demo on the house they didn’t own. Apparently after a full day of demo, they got the message and never showed up again, leaving the house wide open, half demoed and a driveway full of scrap that didn’t make it into a roll off dumpster the day before. Unbelievable (but all well documented). We called Brian and went with World Class Ventures. Everything went smooth from there and we closed in less than 2 weeks. They did everything they said they’d do, just like it should have been in the first place. Brian is a standup guy, knows the business and how to get things done. No BS, just straight talk. We’ve seen the remodel they did on our former house and it looks great. It went from being the eyesore on the block to being the shining star.

Brian was open and honest throughout the transaction. He kept us informed and my client was all to happy to work with him. He made the transaction as painless as possible for my client. I will certainly work with him in the future.

It's not always easy to be a go between, especially when the transaction is worth hundreds of thousands of dollars. But that is where I found myself. A dear friend of 40 years, who struggles with long term health issues, had to sell the house she inherited from her Father. I told the whole, warts and all, story to Brian Sullivan. When one puts their faith in a person on a gut feeling, and it turns out to be a huge winner, the rewards are emotional as well as practical. The entire transaction went as advertised. My friend was literaly rescued and given a fine, fine deal. You cannot go wrong with World Class Ventures, Inc.

Brian is very professional and detail oriented. He is involved in every step throughout any transaction. It's good to have somebody like Brian watching your back because you never know these days! There's a lot of shady characters around trying to make a quick buck. I trust that he will always look out for my best interests. I definitely recommend!!!!!
